Apple Valley Home Sales Fall 10.6% as Active Listings Decline 22.2% in September 2026
New California Regional MLS figures show fewer closed and pending sales, lower available inventory and longer marketing times. Charlotte Volsch examines what the changes mean for residential property decisions, including inherited homes and estate sales.
APPLE VALLEY, Calif., Oct. 8, 2026 — Apple Valley’s residential real estate market recorded 76 closed sales in September 2026, compared with 85 in September 2025, a 10.6% year-over-year decline. Active listings also decreased 22.2%, from 455 to 354, according to California Regional MLS data reported through InfoSparks on Oct. 7, 2026. The combination of fewer completed transactions and fewer available listings presents an important distinction for homeowners, buyers and families evaluating residential property decisions in Apple Valley.
The September 2026 market findings are analyzed by Charlotte Volsch, Broker Owner, Estate Property Advisor & Probate & Trust Real Estate Specialist with The Volsch Team at Volsch Enterprises, Inc. The analysis addresses overall residential market conditions while explaining why individual property characteristics and estate circumstances require separate consideration.
Apple Valley Housing Market: September 2026 vs. September 2025
According to California Regional MLS data accessed through InfoSparks on Oct. 7, 2026:
- Closed sales: 76 versus 85, down 10.6%.
- Median sale price: $425,000 versus $438,000, down 3.0%.
- Active listings: 354 versus 455, down 22.2%.
- Pending sales: 68 versus 98, down 30.6%.
- Median days in MLS: 38.5 versus 31, an increase of 7.5 days.
- Average sale-to-final-list-price ratio: 98.9% versus 99.3%.
The 76 closed sales in September 2026 and 85 in September 2025 represent the transaction samples for the closed-sales comparison.
The decrease in pending sales was larger than the decrease in completed sales. However, pending transactions do not necessarily close, and a single month’s comparison does not establish the direction of future market activity.
The decline in median sale price describes the midpoint of homes sold during each reporting period. It does not establish that an individual Apple Valley property lost 3.0% of its value.
Similarly, the decline in active listings does not, by itself, demonstrate stronger buyer demand or explain why fewer properties were available.
Charlotte Volsch: Property-Specific Decisions Matter
Charlotte Volsch advises that aggregate market statistics provide context, but individual property decisions require additional evaluation.
“Apple Valley recorded fewer closed sales and fewer active listings in September 2026 than a year earlier. Those figures describe the overall residential market, but they do not determine the right decision for an individual property. For families handling an inherited home, financing, taxes, insurance, property condition, estate timelines and family goals all need to be considered before deciding whether to sell,” said Charlotte Volsch, Broker Owner, Estate Property Advisor & Probate & Trust Real Estate Specialist.
This professional observation is distinct from the MLS findings. The residential dataset does not separately identify probate transactions, trust-owned property sales or inherited homes.
An estate property may involve additional decisions about occupancy, maintenance, repairs, insurance, financing, ownership documentation and the timing of a potential sale.
Those circumstances can influence the options available to executors, trustees, personal representatives and beneficiaries, regardless of the direction of the broader housing market.
The C.A.L.M. Method™ for Estate Property Decisions
Charlotte Volsch applies The C.A.L.M. Method™ to help organize real estate decisions involving inherited homes, probate properties and trust-owned residential real estate.
The methodology consists of four steps:
C. Clarify: Identifying what matters now and what can wait.
A. Align: Defining legal, financial and personal priorities.
L. Lead: Guiding each step in the appropriate order to reduce delays and unnecessary complications.
M. Move Forward: Proceeding after the available property and estate options have been evaluated.
The C.A.L.M. Method™ provides a decision framework rather than a prediction about property values or a substitute for legal, tax or financial advice.

Frequently Asked Questions
How is the Apple Valley housing market doing in September 2026?
Apple Valley recorded 76 closed residential sales in September 2026, compared with 85 in September 2025, according to California Regional MLS data reported through InfoSparks. Median sale price decreased to $425,000 from $438,000, while active listings declined from 455 to 354. The figures indicate lower year-over-year transaction activity and inventory for the periods measured.
Are homes taking longer to sell in Apple Valley?
Median days in MLS increased from 31 in September 2025 to 38.5 in September 2026, according to California Regional MLS data. The 7.5-day increase describes the market wide median for the reporting periods, not the expected marketing time for any particular home.
Should a family sell an inherited house in Apple Valley now or wait?
The September 2026 residential market figures do not establish whether selling immediately or waiting is preferable for an inherited property. Charlotte Volsch recommends evaluating property condition, financing, taxes, insurance, estate requirements and family goals. The C.A.L.M. Method™ provides a structured approach for organizing those decisions before proceeding.
Does the Apple Valley median price decline mean an inherited home lost value?
No. The median residential sale price declined from $438,000 in September 2025 to $425,000 in September 2026, but that comparison does not measure the change in value of an individual inherited home. Property type, location, condition, comparable sales and other characteristics require separate evaluation.
Data Source and Methodology
The market figures were obtained from California Regional MLS through InfoSparks on Oct. 7, 2026. The comparison covers Apple Valley residential market activity in September 2026 and September 2025, including residential property subtypes represented in the supplied dataset.
The data includes 76 closed sales in September 2026 and 85 in September 2025. Findings represent two monthly reporting periods, not a multiyear trend. The dataset does not isolate probate or trust transactions. Changes in marketwide median prices cannot be interpreted as individual-property appreciation or depreciation. InfoSparks closed transaction volume measures transaction sides, not the sum of property sale prices.
